How can your property serve you?

Option 1

Personally Owned

Does it suit you?
Those looking for a higher, guaranteed return with some bill management, still paid for by us.

How does it work?
Booking revenue goes to us, from which we pay your monthly fixed fee, along with estimated bill and cleaning, then you pay these costs your end*.

Option 2

18% of Revenue

Does it suit you?
Those looking for the highest earning potential, happy to ride the fluctuations of the short term market.

How does it work?
Booking revenue goes to you, we then invoice for our agreed %, and you pay the bills from the remaining revenue collected your end.

Option 3

Guaranteed Rent

Does it suit you?
Those looking for a simple, above market, guaranteed payment each month, without any bills admin.

How does it work?
Booking revenue goes to us, from which we pay your fixed monthly fee, along with bills, council tax and cleaning.

Option 1

Personally Owned

Property must be owned in a personal name (not ltd company, partnership etc).

Higher guaranteed rent than Options 2 & 3.

Maintenance and management of property covered by us and our trusted partners*.

Works best with 4+ bedroom properties.

Option 2

18% of Revenue

18% of gross revenue allocated to The Roost Group for full management of the property.

Landlord is responsible for the maintenance of the property with access to our trusted contractors.

Works best with 1-3 bedroom properties.

Option 3

Guaranteed Rent

Maintenance and management of property covered by us*.

Works best for those that want a fixed rate and/or the property is owned through a limited company or partnership.

*Please Note: Maintenance of the property does not include replacement of boilers and some ovens. Furnishing of the property is to be discussed during a discovery call. The Roost Group is a luxury, serviced accommodation provider and therefore cannot guarantee that your property is eligible for a partnership, we will however always do our utmost to work with interested parties

What does Fully-Managed mean?

We take advantage of a vast array of online travel agent sites to get your property the maximum exposure.

Price Optimisation

We use third party tools and weekly pricing reviews to ensure we maximise revenue whilst being competitive.

Marketing

We handle the entire marketing process from web and social, to ads, email and more.

Guest Vetting

We not only have a mandatory guest agreement signed prior but also take security deposits and photo IDs.

Cleaning Management

We handle the entire cleaning process, ensuring properties maintained and of the highest quality for every guest.

Access Management

For access and depending on the size of the property, we implement either a lockbox and/or guest meet and greet.

Guest Concierge

No matter the time of day (or night) we have a friendly, round the clock concierge team to assist guests.

Repair & Maintenance

We address repairs with the highest priority through our internal team or trusted third party contractors.

Professional Photography

All listings will have professional, high quality photos taken to ensure listings are as enticing as possible.
